Case Study

Trinity School, Hartford

Strutt & Parker was instructed to dispose of Trinity School which benefitted from full planning permission for the conversion of the existing school building into two dwellings and the construction of two additional dwellings.

Project description

The site is located in the village of Hartford, situated circa 1.4 miles to the north-east of the market town of Huntingdon and approximately 20 miles north-west of Cambridge.  The site extends to circa 0.35 acres (0.14 ha) and comprised a 218m2 vacant detached two-storey Victorian building, which was previously occupied by a school, with a large area of hard standing to the south.  It is bound by residential properties to the north, east and south and School Lane to the west, from which access is taken.

What was our approach?

We prepared marketing material and launched the site to market in March 2021, subsequently inviting offers by a set deadline.  We then shortlisted parties for interview and set a best and final bid deadline a couple of weeks later.  We achieved an unconditional sale to a local developer in January 2022.

Results Achieved & Added Value

  • We achieved an unconditional sale to a local developer
  • The site sold at a level beyond our client’s expectation
