The challenge

Having advised Scarborough Group as joint letting agent on Thorpe Park, Leeds, over the past 20 years, our challenge was to create a new retail and leisure scheme in order to generate sufficient capital to fund a major infrastructure project (Phase 1 ELOR). This was a challenge in the face of declining sentiment towards retail “bricks and mortar” whilst simultaneously providing contemporary retail and leisure facilities demanded by the out of town office market.

 

The solution

We provided critical market advice in identifying the key anchor tenants for the 250,000 sq ft purpose built retail and leisure scheme, which was one of only a handful of similar developments to be constructed in the UK over 2018. This was then fed into the development design which guided the planning and phasing, enabling further pre-lets to be achieved. The state-of-the-art development, named The Springs, is now home to occupiers including Next, Outfit, River Island, Mountain Warehouse, Fat Face, JDSports, M&S Simply Food, Boots. TK Maxx and Pure Gym, all of which are open and trading, with an Odeon Cinema due to open in April 2019.
