Industrial
Ashby-de-la-Zouch, LE65 2UG

Schneider Unit

1 - 1 acres
1.2 ACRE DEVELOPMENT OPPORTUNITY WITH EXCELLENT TRANSPORT CONNECTIONS

The property comprises a 27,000 sq ft self-contained building with a brick built two storey office block. It has a flat roof connecting to a single bay steel portal framed building with brick built elevations beneath a shallow pitch roof and loading at the rear. The building has until very recently been used and occupied by Schneider as an office. However, the building is now dated and very bespoke which would require significant adaptation to suit occupiers seeking a more modern property and therefore the site is best suited for alternative uses/redevelopment. The neighbouring residential scheme present a strong case for residential development.

A map that shows the location of the property

The property is located fronting Smisby Road (B6006), on the north side of Ashby-de-la-Zouch town centre. The property benefits from excellent transport connections with access to the A511 being immediately to the North linking to the A42 at junction 13 approximately 1.5 miles to the East. Burton upon Trent is approximately 9 miles to the North West along the A511. The cities of Derby, Leicester and Nottingham are 14, 19 and 24 miles drive respectively. Immediately adjacent to the property is a Gymnasium facility and the Crest Nicholson residential development branded as “Potters Grange”. The development is a single-phase build, now underway, comprising 146 private dwellings providing family homes of 2-5 bedrooms. On the western side of Smisby Road, is predominantly commercial development. York House provides a multi-occupied, serviced office centre adjacent to a small unit industrial development owned by Leicestershire County Council (this appear to be fully let) on Tournament Way. Two large industrial occupiers in the area include BOTT and KP. Slightly to the North is Ivanhoe Business Park. A successful commercial development procured by CWC Group. The park has attracted a range of occupiers from within the Trade Sector (Howdens, DACS, DP UK, Screwfix and Toolstation) as well as larger B1, B2, B8 occupiers including Fisher German, MIES International and SGS. Additional plots remain for further development; however, scale is reducing.
