Old Racecourse, Rochford

We have been working with the vendors for a number of years and have assisted in securing the site to be allocated for residential development in Rochford District Council’s Local Development Framework Allocations Document (2014).

Project description

The site is located within the Essex town of Rochford.  Rochford lies approximately 3 miles north of the Southend-on-Sea, where a wider range of facilities are available and 4 miles east of Rayleigh.  London Southend Airport is easily accessible.  The site is situated to the east of Ashingdon Road.  It is relatively square in shape and measures approximately 58.06 acres (23.5 Ha).  The site comprised a generally flat agricultural field and was bound to the north, south and west by residential properties, with the boundary to the east formed by further agricultural land.

What was our approach?

A Pre-App for a mixed use scheme was undertaken, which was considered acceptable in principal for a residential scheme between 500-600 units.

On this basis we took the site to market in the autumn of 2018 seeking a purchaser on a “subject to planning” basis.  Bloor Homes were chosen to work with the vendors and they sought planning for 655 units.  Through a long battle with Rochford District Council, planning was granted at Appeal for 662 units in March 2022.

 

Results Achieved & Added Value

 

  • We achieved an exchange with Bloor Homes on a subject to planning basis.
  • The land value achieved far in exceeded the Vendors expectations.
  • Planning Permission was achieved for 662 units in March 2022.
  • The sale completed in August 2022.
