We were commissioned by Inspired Villages to provide financial appraisals to justify the extent of enabling development proposed to support the repair and conversion of the Grade II Listed former Legal & General office.
The former office site at Kingswood could provide a 130 bed assisted living community and wellness centre.
Our appraisals were carried out in accordance with Historic England guidance to demonstrate that the planned conversion requires 151 new build ‘enabling’ units to mitigate the conservation deficit.
Following a series of negotiations with the Reigate and Banstead Council, their advisors and Historic England, the extent of enabling development proposed by IV was accepted as the minimum necessary to secure the future of the heritage asset. The Council subsequently granted planning permission.
