Challenge
Three interlinked office buildings (all with different owners) coming vacant with only 2 years left on the leases and complicated separation works to deal with.
The Solution
We worked with our project management team to produce a technical solution to carry out reinstatement alongside sub-letting most of the offices short term. We secured 7 different sub-tenants ranging from 10,000 to 50,000 sq ft and identified enough other demand to secure a favourable surrender on the client’s largest building and passed the most complex separation works obligations onto the landlord. Savings of over £15 million secured.
