Broxbourne School for Cornerstone Assets

Strutt & Parker was appointed by Cornerstone Assets to facilitate the building of a number of homes in order to fund the construction of a new school on the existing Broxbourne School site.

The challenge

Strutt & Parker were approached to help facilitate the building of a number of homes in order to fund the construction of a new school on the existing Broxbourne School site within the Metropolitan Green Belt. This involved providing guidance on the application process, which involved ongoing council consultations in order to confirm that the proposed school extension would be considered ‘special circumstances’ and allow the release of green belt land.

A comprehensive phase of public consultation aimed to inform local residents and gain their views as to how best develop the site. The scheme involved the leasing of land from the Council in order to provide improved sports facilities and a leisure hub that would be available for use by the local community. 

The solution

We assisted the client in creating and submitting its application to Broxbourne Borough Council. Following this, we achieved outline planning permission for up to 153 dwellings and full planning permission for a new 8FE School, leisure hub, sports pitches and associated facilities.
