  • Bedford Train Station is within walking distance, 0.8 kilometres (0.5 miles), to the north east of the site. This provides a direct train service to London (London St Pancras) every half an hour, taking around 40 minutes. Alternatively, Bedford St Johns station, located 1.6 kilometres (1 mile) to the southeast of the site, provides a direct train link to Milton Keynes with an average journey time of approximately 50 minutes. There are also a number of bus services in the town. The Town Centre is located 1.13 kilometres (0.7 miles) to the east of the site.
  • Phase 1 Phase 1 is outlined in blue on the site plan and extends to approximately 2.35 hectares (5.8 acres). The land is broadly flat and level, with significant vegetation growth. National Grid are undertaking remediation works which are due to complete in April 2018. The land is accessed from Ford End Road, along the north western boundary. Phase 2 The parcel totals approximately 1.95 hectares (4.82 acres) and includes three gasholders, which are due to be demolished. Remediation of the land will follow and should conclude during Q1 2021. Phase 2 benefits from a separate access road, via Havelock St. The land hatched green on the site plan is either occupied or operational and will be retained by National Grid. Notably, the small area of green hatched land labelled as ‘0.013 acres’ may become available for sale as part of Phase 2. However, please assume the land is not for sale as part of your bid.
  • National Grid plans to undertake site investigation, risk assessment and (where required) remediation works at the site. This work, which builds upon earlier similar works at the site, aims to render the site suitable for a generic commercial open storage use. This essentially means that residual ground contamination on the site will be assessed as unlikely to cause significant harm to future site users, controlled waters or property, assuming no physical changes are made to the site.   Risks associated with more sensitive uses of the site (compared to open storage), such as residential with gardens use, will not be specifically assessed. Additional measures, such as vapour/gas protection in buildings, cover systems in gardens and protection of water mains, may be necessary. Please note the environmental clauses included in the Information Pack will be appended to the sale contract.

Location

The site is situated to west of Bedford town centre. The surrounding land to the north is predominantly residential in use, with some retail use situated along Ford End Road. To the east of the site lies vacant land, beyond which sits the main Bedford railway line. To the immediate west of the site lies the Charles Wells Brewery, with the Great Ouse river running south of the site.
