245 Hammersmith Road Partnership Ltd, has been recognised for its positive contributions to the local community and the delivery of social value, throughout every aspect of the asset’s lifecycle. The mixed-use scheme is owned by Legal & General (LGIM Real Assets) and Mitsubishi Estate London and completed in 2019.
The Social Innovation Project Award, held by the National Social Value Taskforce and Social Value Portal, recognises best practice across the UK. The award win reflects 245 Hammersmith Road’s impact and on-going commitment to Hammersmith and Fulham; where to date, the scheme has contributed £26 million in local economic value, and a further £2.4 million towards the environmental value.
The BNP Paribas Real Estate Property Management team’s proactive approach has delivered social value throughout every aspect of its management and operational delivery, resulting in over £600,000 of additional social value contribution, £388,738 of local economic value and £259,511 of social value.
With social value embedded within the contract procurement process, all contractors are aligned with the Social Value National TOMs framework.
During Covid, the scheme has been focused on helping the local community with engagement initiatives including:
- Supporting self-isolating residents of Hammersmith & Fulham with their grocery shopping.
- Offering unused space to host groups like The Purls, a knitting circle creating clothes for the homeless.
- Cutting hair for the homeless.

The Social Innovation Project Award recognises projects that takes a creative approach to radically improve how social value is delivered or managed, using an approach exceeding outcomes to support communities who have been affected by the pandemic. This award has been designed to capture ideas that will inspire and evolve social value delivery.
