Key findings from our Q3 2022 report indicate that:
- Take up of 100,000 sq ft+ units reached 8.2m sq ft in Q3, a 40% drop on Q3 2021. YTD take-up now at 31.8m sq ft, down 12% y/y but comfortably above pre-pandemic levels for this point in the year.
- Total availability of 100,000 sq ft+ units rose over Q3 to reach 19.6m, driven mostly by newbuild completions. However, this is still very low against the long-term average of c. 27.4m sq ft.
- Momentum in the investment market has slowed as pricing adjusts rapidly. £2.1bn of logistics assets transacted in Q3, a 51% drop on Q3 2021.
