Key findings from our Q2 2022 report indicate that:

  • UK big box logistics take-up reached 9.6m sq ft in Q2 2022. While a 31% drop on Q1, this brought the half-year total to 23.6m sq ft, up 5% on H1 2021 and another half-year record.
  • Supply of existing units stood at just under 15m sq ft at the end of Q2 2022, another record low, but with c. 5.1m sq ft of speculative completions due before year-end, this is likely to tick upwards in the coming quarters.
  • Investment turnover reached £2.2bn in Q2, halving relative to 2021's record second quarter. This brought half-year volume to £6.8bn - down 15% y/y, but still double the long-term H1 average. Yields are beginning to soften as investors grapple with an increasingly challenging economic backdrop, including elevated debt and construction costs.
