BNP Paribas Real Estate’s Development Consultancy & Agency team, working alongside its Industrial & Logistics Investment team, has launched the final phase of the Crow Lane, Romford site on behalf of National Grid.
The site extends to approximately 4.6 acres and represents the final phase of the wider redevelopment of the former Romford Gas Works, originally developed in the 1880s by the Romford Gas & Coke Company. The site is part let to Cadent Ltd until September 2026, producing a current rental income of £199,000 per annum plus VAT.
The opportunity is being brought to market for industrial and open storage uses, offering investors and developers the chance to acquire a strategically located site with existing income and future development potential.

The first phase of the site was sold in 2019 to Hollybrook, who subsequently delivered 82 new homes. The second phase was disposed of via a joint venture to St William in 2022. This third and final phase completes the redevelopment journey of the wider Romford Gas Works site. The site benefits from strong transport links being within walking distance of Romford Train Station.
