Appointed in the building development stage, BNP Paribas Real Estate worked with the client to define an operational management model from the design phase, progressing though to ‘lease enabling’ which required strong engagement with base build project team to ensure a smooth transition from construction to operation.
The Challenge
The configuration and sophistication of technical services installations within this large-scale tower required our dedicated technical expertise and ability to translate this into an operational management model. The tower nature of the development meant this was a complex handover process, and in turn, managing post completion fit out around base build snagging.
Our Approach
As part of the client’s service delivery team, we delivered early-stage operational design for management guidance, enabled the leasing process by preparing a service charge budget and apportionment matrix, and a set up and transition budget. We resolved issues to maintain the building’s operational strategy and integrated smart systems.
The team procured all services and energy contracts, recruited and trained key operational management team members pre-completion to ensure early building familiarisation, implemented a building portal and developed a comprehensive Occupier Guide, Leasing Agents FAQ document and fit out strategy, including process flows.
Successful Outcome
The team’s mobilisation expertise ensured all necessary arrangements and documentation were put in place at completion, delivering a smooth soft landings transition from the base build main contractor to BNP Paribas Real Estate, as appointed Managing Agent.
