The website is maintained by BNP Paribas Real Estate Advisory & Property Management UK Limited, a limited company registered in England and Wales with company number 4176965. The following statements are made in respect of this company and its trading style Strutt & Parker. 

Section 172 of the Companies Act 2006 requires each director to act in the way he or she considers, in good faith, would be most likely to promote the success of the company for the benefit of its members as a whole. In doing this, section 172 requires that director to have regard, among other matters, to: 

(a)          the likely consequences of any decision in the long term; 

(b)          the interests of the company’s employees; 

(c)          the need to foster the company’s business relationships with suppliers, customers and others; 

(d)          the impact of the company’s operations on the community and the environment; 

(e)          the desirability of the company maintaining a reputation for high standards of business conduct; and 

(f)           the need to act fairly with members of the company.

The directors give ongoing and careful consideration to these factors in discharging their duties under section 172. The stakeholders we consider in this regard include our employees, clients, suppliers, shareholder, regulator and those living in the communities in which the business operates and serves. The directors recognise that building strong relationships with our stakeholders will help deliver the Company’s strategy in line with our long-term values and operate the business in a sustainable way. 

a. Employees

Employee engagement is achieved through a variety of communication channels, both at Group level and more locally. Forms of communication include bi-annual business review briefings, a weekly newsletter, communications directly from the CEO (in the form of live presentations, videos, podcasts, letters), intranet updates and digital engagement campaigns. Successful engagement campaigns included Wellbeing, Diversity and Inclusion campaigns, COP 27 activities, Business Strategy updates using vlogs, webinars, and other interactive tools ensuring key information is quickly shared across all teams. These engagement initiatives were deemed effective by third party auditors as part of the ISO 9001:2015 Certification process, with no areas for improvement identified. The business will continue to use the same communication channels to strengthen its employee network and tackle any communication difficulties deriving from its wide geographical coverage.

The company places considerable value on the involvement of its employees and has continued to keep them informed on matters affecting them as employees and on the various factors affecting the performance of the company. This is achieved through formal and informal meetings and the group intranet site. The Company’s wider internal policies are designed to foster positive and productive employee engagement within the workplace. These policies typically include Annual Appraisal process, Learning and Development, Flexible working policy and Wellbeing Initiatives.

Applications for employment by disabled persons are always fully considered, bearing in mind the aptitudes of the applicant concerned. In the event of members of staff becoming disabled every effort would be made to ensure that their employment with the company continues and that appropriate training is arranged. It is the policy of the company that the training, career development and promotion of disabled persons should, as far as possible, be identical to that of other employees.

b. Clients and Suppliers

As a service provider operating in a relationship-led sector, the directors place strong emphasis upon ensuring that client engagement is at the forefront of the company’s service model at all times. This is achieved through regular client meetings, high standards of service delivery, client events and other models of engagement to ensure that the company continues to maintain and grow client relationships, remain relevant, optimises its service delivery and communicates market developments and opportunities. 

In conjunction with support from BNP Paribas’ Procurement function, the company’s procurement team works to enhance its supply chain by applying rigorous standards of supplier selection and developing long-term relationships that provide stability, resilience, viability and certainty for both the Company and the relevant supplier. 

c. Shareholder

The Company maintains ongoing and extensive dialogues with its shareholder throughout the course of each financial year. The dialogues take the form of meetings and reporting (formal and informal) concerning all areas of the business, including strategy, finance, risk, legal and compliance. The business also reports more formally through its Annual General Meeting each year and throughout 2025 its shareholder was represented on the board by Sandrine Bruyand. Through these various channels and reporting structures the Company’s shareholder is able to discuss material matters, ask questions and engage with the Board and the senior management of the company. In addition to this, and as part of the BNP Paribas Real Estate group of companies, the Company engages extensively and frequently with its shareholder throughout the course of each financial year on a wide variety of operational matters. 

d. Regulators

The Company’s primary regulator is the Royal Institution of Chartered Surveyors, which is also the professional regulator of the majority of the Company’s employees. The Company maintains a Responsible Principal and a Designated Contact Officer to act as the formal channels of communication with RICS, as well as overseeing the mandatory filings throughout the year. 

e. Community and environment

The company has an active ESG strategy which enables and encourages its employees to participate actively in the communities in which the business operates. This remains an area of importance for the business and a key part of its wider employee engagement programme.
