A More Selective UK Real Estate Market

I recently chaired the latest 360 Signals | Real Estate Markets discussion, bringing together our Research experts to take a cross-sector look at what is really shaping the UK real estate market.

My biggest takeaway? There is no single story. The market is becoming increasingly selective - and that is creating a much clearer divide between where the fundamentals are strong and where they are not.

Across the sectors, we are seeing a similar pattern. In Central London, occupiers continue to commit to high-quality, sustainable offices, while secondary stock is increasingly being left behind. Industrial and logistics is benefiting from strong occupier demand, but suitable supply is tightening. Living remains a compelling investment story, but high development costs are making it harder to deliver new stock. And in the regions, Birmingham is among the markets giving us genuine reasons for optimism.

There are equally important shifts happening across rural and residential markets, where changing costs, policy, affordability and buyer expectations are reshaping the outlook.

For me, the message is clear: capital is still there, but it is becoming more discerning. Quality, resilience and long-term fundamentals are increasingly determining where the opportunity lies.
