The challenge
We were instructed to provide guidance in sourcing an off-market logistics investment in an increasingly competitive UK market, on behalf of a private Korean investor.
The solution
Working with our investment colleagues, we identified an off-market opportunity to acquire a prime pre-let 1 million sq ft logistics unit, located in the Golden Triangle. We negotiated the forward purchase prior to completion, arranged the debt finance and completed technical due diligence, and were appointed as investment managers for the project. The site represents the largest lot size for a single-let distribution centre ever traded in the UK, with a final purchase price in excess of £125m.
