Dan Bayley to head up new Tenant Representation team

New team to deliver high-level expertise across lease advisory, strategy and building consultancy along with financial analysis

BNP Paribas Real Estate’s leasing expert Dan Bayley, with over 25 years of experience of finding office space solutions for businesses in London, is to head up a new team fully dedicated to better support changing occupier needs and their decision making around space, as Head of Tenant Representation.

The highly experienced team will offer occupiers expertise across lease advisory, strategy and building consultancy while also collaborating closely with BNP Paribas Real Estate’s occupier solutions team, led by Tom Bolland for a more holistic service approach.

The tenant representation team will provide robust financial analysis to better support clients’ decisions around their workspace strategies. The team can explore what implications different office solutions may have on the balance sheet and how it supports the business objectives. Feedback from occupier clients are that they prefer a one-stop-shop with a single point of contact when it comes to advice, which the tenant representation team will offer.

Dan Bayley Head of Tenant Representation comments:

“UK’s real estate sectors is one of the most innovative in Europe, which is reflected in the extensive choice of space on offer with everything from co-working, serviced offices and traditional leases- all developed to support different occupier needs. In extraordinary times like this, the industry’s ability to adapt and develop workspace solutions that respond to new and changing demands from occupiers will be key. This is where our team can offer support by taking a more holistic approach to finding workspace that goes well beyond the physical walls of a building.

Businesses today want to be well informed on micro and macro financial trends and how it may impact on their location strategy. Occupiers want to fully understand the potential of an area and if it offers the right ‘vibe’, facilities and accessibility. They want to understand the buildings energy performance and wellbeing credentials. This will all help them to attract the best talent, enable future growth and support the business strategy. Our dedicated tenant representation team has in-depth expertise across lease advisory, strategy and building consultancy and can offer robust financial and location analysis helping businesses to take well informed decisions on their office space and its impact on the balance sheet.”

Bayley continues:

“The successful growth of UK’s tech sector is a great example of the importance of space and location, and how these factors have helped it to thrive. The industry’s GVA grew nearly 6x faster than of the rest of the UK economy in 2018. Tech businesses desire to be in smart well designed buildings in creative neighbourhoods have boosted demand for exciting space. This is why we are thrilled to have teamed up with Tech Nation this year to help champion the UK’s digital industry. An industry that is becoming more important than ever to our economy and allowing us all to stay connected in difficult times.”
