The challenge

Following our involvement in the sale of the asset in 2002, we were instructed to advise Longford Securities and Equities Ltd in the discharge of its business plan and repositioning of the asset throughout its 15-year ownership.
 

The solution

We provided a range of services including valuation consultancy, leasing strategy for the office, retail and hotel elements, lease advisory, acquisition advice on the car park long leasehold and finally the investment sale. At the point of sale, the property had been transformed to comprise two hotels let to Premier Inn and Travelodge (totalling 275 rooms), a 350-space (directly owned) multi-storey car park let to NCP, and three large retail units let to Argos, Aldi and Poundland.
