Wide Development Policies DPD (adopted March 2011), the Barking Town Centre Area Action Plan DPD (adopted February 2011), the Joint Waste Plan DPD (adopted February 2012), and the London Plan, (adopted July 2011).

The Council are seeking to promote a Mixed Use Commercial Leisure - led Development on the site, with a focus on D2 uses linked to the arts and culture. It is however recognised that A3 and A4 ancillary uses may be required on site to support the primary Commercial leisure use. Residential uses on the uppers may also be suitable but should remain ancillary to the Commercial Leisure use.

Notably, given the Council’s investment in a new sport centre on an adjacent site, certain D2 uses would be deemed unacceptable such as a health centre, swimming bath and gymnasium.

The property is highly accessible and benefits from a public transport accessibility level (PTAL) 6a.

Location

The property is located on Axe Street, close to Barking Town Square, within the London Borough of Barking & Dagenham. The property is identified in red on the below map.

The surrounding area is mixed in character with a number of residential, commercial and cultural amenities in the vicinity. The immediate surrounding area is undergoing major regeneration with phase 1 and 2 of the Barking Town Square redevelopment recently completed. This scheme contains improvements to the public realm, a learning centre, leisure facilities, retail and residential uses and has been seen as a major catalyst for further growth in the area.

The property boasts excellent transports links with Barking Station located 0.6 KM (0.4 miles) to the north east. Barking Station provides access to the District Line, Hammersmith & City Line and London Rail Network. Average journey times are 16 minutes into London Fenchurch Street, 25 minutes into Bank, 35 minutes to Kings Cross St Pancras and 20 minutes to the Queen Elizabeth Olympic Park.
