Case Study

Bexhill to Hastings Link Road Scheme for East Sussex County Council

BNP Paribas Real Estate helped East Sussex County Council negotiate with the landowners whose land was required to facilitate the construction of the Bexhill to Hastings Link Road Scheme.

The challenge

At the time of our appointment, East Sussex County Council was awaiting confirmation of planning consent and the scheme was due to go to Public Inquiry. The government’s Comprehensive Spending Review in the autumn of 2010 resulted in the scheme being put on hold and the client had to re-bid for government funding. The landowners were subject to a period of uncertainty pending funding being secured and the Compulsory Purchase Orders being approved.

The solution

Through careful negotiation and working closely with the project team we were successful in reaching satisfactory conclusions with all but one of the statutory objectors before the scheme went to public inquiry thereby saving time and cost for the client.

Derry Mockett, Director, CPO and Infrastructure

“We were required to prepare property cost estimates for the numerous plots being acquired by the Council, and complete negotiations with the various claimants who were subject to land take, some of whom had lodged objections to the CPO.“
