BNP Paribas and BNP Paribas Real Estate advised London & Quadrant Housing Trust (L&Q) on the successful sale of its Private Rented Sector (PRS) business, Metra Living, to an investment fund managed by Morgan Stanley Real Estate Investing (‘MSREI’) in partnership with Ridgeback Group.
Valued at £1.045 billion, the transaction represents one of the most significant residential investment deals completed in the UK market and demonstrates continued institutional investor confidence in high-quality, income-producing rental housing assets.
Metra Living owns and manages approximately 3,200 homes across Greater London, providing professionally managed rental accommodation in a market characterised by strong demand and limited supply. The transaction included the transfer of the operational platform, management team and approximately £300 million of external debt facilities.
The challenge
As part of its long-term strategy, L&Q sought to simplify its organisation, strengthen financial resilience and focus on its core purpose as a social housing provider. Achieving these objectives required the disposal of a large-scale, operational PRS platform through a competitive process while maintaining service continuity for residents and maximising value for the organisation.
The sale involved a complex combination of real estate assets, operational infrastructure and financing arrangements, requiring coordinated advice across multiple stakeholders and disciplines.

The outcome
Following a robust tender process, Morgan Stanley Real Estate Investing and Ridgeback Group were selected as the preferred purchasers. The transaction completed in June 2026, delivering a successful outcome for all parties.
The sale strengthens L&Q's financial position and supports its future investment in new and existing homes, while ensuring Metra Living residents continue to benefit from dedicated, specialist PRS management.
The transaction also highlights the depth of global capital targeting the UK living sector and reinforces the strong long-term fundamentals underpinning the private rented market.
