Retail Market Focus Q4 2019

Our retail report provides an update on the UK consumer, plus an overview of the current occupational dynamics and investment markets.

Occupier

  • 2019 was another turbulent year for retail, as cyclical factors coupled with structural changes in shopping habits took their toll.
  • While further CVAs and store consolidation are expected, there are reasons for optimism over the year ahead as greater political stability lifts consumer confidence and retail continues to reinvent itself.

Investment

  • Investment into the UK retail market totalled £1.4bn over Q4, bringing total 2019 volumes to £4.9bn, down 14% on 2018.
  • Although rents remain under downward pressure, we believe investor sentiment will improve in 2020 as pricing begins to bottom out and pockets of value emerge, notably in retail warehousing.
