At A Glance H1 2012

H2 take-up has the potential to outperform the lacklustre H1.

Whilst there are some brighter south east spots, like the vibrant west London market, the economic conditions and limited opportunities in other key markets mean that we are unlikely to see any new speculative starts in the remainder of the year.

- Headline rents and rent-free periods are stablising in all but the most over supplied markets.

- In the investment market transactional volume is expected to remain subdued due to the shortage of good stock let to viable tenants.

- Many institutional investors will continue to look at rebalancing their portfolios to reduce end of lease risks and capital expenditure exposure.
