2012 will be a mixed year for Birmingham Office Market - August 2012Whilst city centre take-up is likely to fall well short of the 2011 level, the out of town market is set for a bumper year.
- We do expect city centre take-up levels to improve over H2 2012, with enquiry levels slowly picking-up and a recent improvement in the deals market.
- Despite the slow H1 start, there is real potential for total 2012 investment to match the 2011 level.
- Birmingham's headline rent will stay the same and favourable tenant incentives will remain a prevalent market feature.
