The results

  • University College London Hospital Trust optimised their property assets and reduced their office requirements by 10% and minimised annual rental costs by £500,000.
  • Efficiency was increased through the more effective use of office accommodation.  Underperforming space within the property portfolio was identified and returned to the landlord at lease end.

The challenges

  • The Trust was looking for a complete portfolio service including the development of an estate strategy for all clinical and administrative properties. They needed to know how much space was necessary to meet their objectives. They wanted to work with just one supplier who could identify these requirements.
  • They had to meet efficiency targets to increase cost savings and productivity across the Trust, as well as keeping to a strict timescale for lease breaks deadlines.

What we did

  • We were introduced to the Trust by BNPPRE development consultancy to provide a turn key solution, to review the whole estate portfolio and look into the specific detail of an office portfolio solution.
  • We undertook a series of interviews with the end users to ensure they influenced the design process and understood what we were aiming to achieve. This was to guarantee a smooth transition and to create an effective end product that would be beneficial to all.
  • We provided solutions to new ways of working. These included space optimisation strategies, which were then implemented without affecting the operation of clinical teams or compromising patient care. 
  • We demonstrated that the existing and proposed office accommodation met with all health/safety and building regulations.
  • In line with the timeframe, we ensured that leases were handed back on time and no additional costs were incurred to the client.
