The results
- Harworth Estates was able to increase the value of its largest site by millions of pounds.
- They were able to bring the site forward for development which will continue to generate significant receipts from land sales for some 20-30 years.
- Regenerating the largest ever brownfield site in South Yorkshire providing major benefits for South Yorkshire and creating a lasting legacy for Harworth Estates.
- This flagship project has demonstrated to Harworth Estate’s property arm that they can transform disused and reclaimed mine sites into exemplar mixed use developments and achieve results in a challenging market.
The challenge
- The complex site at Waverley required significant strategic planning and a long-term approach in order to bring forward a high quality, viable scheme. There were significant development and planning constraints including land ownership, transport and environmental issues, with the additional difficulty of the interrelationship with different development projects on the site and the need to implement phased development around the ongoing restoration of the site.
What we did
- We provided planning consultancy, strategic property and agency advice to help UK Coal bring the project forward.
- We obtained planning consent for 60,000 sq m of commercial development on the 16 hectare Highfield Commercial site.
- We led the planning application and negotiated the approval of outline planning consent for the new mixed use sustainable community including 3,890 homes, 17,000 sq m of commercial and community space, primary schools and public and recreational facilities including green space.
- Our advice included the provision for a manufacturing park that would include world class R&D uses
We continue to advise on the site and are involved in bringing forward detailed planning applications for the new community.
